BUYER'S INSPECTION
If you are purchasing a home, it is highly recommended that you have it inspected first. A buyer's inspection focuses on the following:

LBS Home Inspection follows the Standards of Practice of the American Society of Home Inspectors (ASHI). This guarantees all inspections are performed to a consistent scope, outlined here.
Buyers' Inspections are priced according to total square footage of the home:
1000 sq ft or less : $400.00
1001 - 3000 sq ft : $425.00
3001 - 5000 sq ft : $475.00
>5000 sq ft: $475.00 + $0.05 / extra sq ft
Multiplex: add $100 / extra unit
WAIVER'S REMORSE INSPECTION
You may have waived inspection to compete in the tough market... But now you're wondering if you made a wise investment. You may need a Waiver's Remorse or Major Systems inspection. This service focuses only on the essential components of the home.

CONDO/TOWNHOME INSPECTION
For customers purchasing a home with a Homeowner Association (HOA). *Each HOA is different, so be sure to learn about your responsibilities in as much detail as possible prior to inspection date.

TRUTH IN SALE OF HOUSING (TISH) OR POINT-OF-SALE EVALUATION
Prior to listing your home for sale, some parts of the Twin Cities metro require a Truth in Sale of Housing (TISH), Time-of-Sale or Point-of-Sale Inspection. These inspections aren't as detailed as a buyer's inspection, but they help cities ensure that homes in the community meet minimum standards set forth by evolving residential building codes.

RADON MEASUREMENT
Radon is a gas that can cause cancer if breathed at high concentrations over long periods of time. The Environmental Protection Agency (EPA) recommends correction of all homes with Radon levels in excess of 4.0 pCi/L.
A 48-hour radon test by a licensed professional is the best way to evaluate radon levels within the time constraint of a Real Estate inspection contingency.
48-hour Continuous Monitoring is priced as follows:
As part of Home Inspection : $175
Radon Test alone : $200
Extra Foundation: $50 per unit. Some homes have more than one foundation type (basement, crawl space, slab, etc.). Such homes require multiple tests be conducted simultaneously.
